How Often Should You Pressure Wash Your Home?
South Bay homes face salt air, marine layer and freeway dust. Here's how often to wash siding, driveways, roofs and solar panels.
Most South Bay homes benefit from a full exterior wash every 12–24 months, but the right cadence depends on what you're cleaning and where you live. Coastal homes in Redondo Beach, Manhattan Beach and Hermosa Beach see faster algae and salt buildup than inland homes in Hawthorne or Lawndale.
Siding & stucco
Soft-wash every 12–24 months. Sooner if you see green or black streaking, especially on north-facing walls.
Driveways and concrete
Once a year is typical. Heavy-traffic driveways or homes under trees may benefit from twice a year.
Roof
Every 3–5 years for soft-wash treatment. Black streaks are gloeocapsa magma algae — they don't go away on their own.
Solar panels
Every 6–12 months. Dirty panels can lose 5–25% of output, which adds up fast on a South Bay electric bill.
Gutters
Once or twice a year. Properties with overhanging trees may need quarterly service to keep water flowing.
